GUIDELINES FOR REAL ESTATE AGENTS AND SHOWING OF UNITS

  • Owners MUST register all Listing Agents with the Management Office. (Send copy of listing agreement to: ivy.valle@fsresidential.com)

  • The Owner is responsible to provide a unit key to the Listing Agent.

  • Listing Agent MUST fill out the Realtor Registration Form (see below).

  • The Listing Agent MUST accompany all clients at all times while on the property.

  • Lock-boxes are permitted only in designated area - NOT on Unit doors

  • OPEN HOUSES ARE NOT PERMITTED.

  • Showing of Units is permitted between 10:00 a.m. - 8:00 p.m., 7 days a week

  • Employees cannot be asked to show common areas or units.

  • Realtors/Landlords are responsible for providing fobs/gate cards/stickers to the Management Office to be reset for new tenants/owners. (Devices can be scanned at the Front Desk if after hours.)

LEASING PROCEDURES

1. Please have prospective tenant download the screening application instructions and visit the website:

2. Unsigned lease must be uploaded (Signed lease to be submitted to

Management Office after approval)

 

  • Lease applications must be submitted to the MyCondoApplication website 21 business days before lease start date in order to process in a timely manner. WE DO NOT EXPEDITE.

  • The website will run the credit/background and submit a report to us. We will submit the report to the owner, who has to approve the tenant via email. International tenants may take longer to process, or will need to provide a local background report from their country of origin.

  • Once approved, a copy of the signed lease must be submitted, then the tenant will need to set up an appointment for Orientation before move in. 

  • Once Orientation is complete (Orientation Acknowledgment Form signed and returned to the Management Office), tenant can schedule their move-in with our receiving department: 561-623-8100 ext 205. A $1000 deposit is required when scheduling the elevator.

SALE PROCEDURES

 

Needed to process: 

  1. Application packet filled out and signed (see below)

  2. Copy of closing documents (HUD statement, Warranty Deed, Assignment of parking and/or storage unit)

 

  • Owner applications must be turned in 30 days before closing date.

  • We do not provide a certificate of approval for new owners.

  • Once closing docs are received, the new owner will need to set up an appointment for Orientation before move in. 

  • Once Orientation is complete, tenant can schedule their move-in with our receiving department: 561-623-8100 ext 205. A $1000 deposit is required when scheduling the service elevator.

CITYPLACE SOUTH TOWER PARKING RULES

Please advise all prospective tenants and owners of the CPST Parking Rules. Residents must park in their assigned spaces only. If resident needs to park any additional vehicle(s) the options are to rent a space from the Association or another resident, if available. If a rental space is not available, then extra vehicle(s) will need to park offsite. Residents may not utilize a valet space, 1st floor parking, or Kiwi Street to park an additional vehicle.
